What Every Long Island Homeowner Should Know About Lockboxes. Easy access to a home allows more buyers to walk through the home – and the more people who view the home increases the chance of receiving an offer to purchase it. By restricting access you may lose the opportunity of a sale. Many homeowners appreciate and acknowledge that fact and agree to install a lockbox on their house. Every Realtor loves to show a home that they know they can access easily. A simple call to the Listing Office to register a showing, obtain the owner’s instructions for accessing the home – and your appointment is set. No call-backs, trying to arrange an appointment which meets the schedules of a listing agent, selling agent, homeowner – and the buyer.
Before you agree to installing a lockbox on your door – a homeowner should ask “What type of lockbox are you installing? Is it an electronic lockbox?” And be specific. On Long Island our Multiple Listing Service uses a Sentrilock Electronic Lockbox. And our SentriCard works only on that lockbox. Why is this important for you as a homeowner?
Our SentriCard is a Smart Card which utilizes a computer chip with the same type encryption used by the military and banks to protect their data. The card must be updated by the Realtor with LI MLS every 2 weeks in order to keep it active. Compare that to a lock box key – unchanged, unmonitored and available for decades.
Even more importantly for the homeowner is the Lockbox itself. A Sentrilock lockbox allows easy access for showings – while maintaining a detailed audit of everyone who uses the key stored in the lockbox. There are several convenient and valuable features available such as: Call Before Showing (CBS) codes, time limits for showings and more. Access is restricted and monitored. Detailed showing reports are available to the homeowner. And if an agent doesn’t have the SentriCard with them – or it’s not updated and therefore not usable – there is a number to call which confirms his/her identity, registers the required information and allows that particular agent to enter with a special code just for that showing.
In comparison to the security of the Sentrilock lockbox is the old insecure mechanical lockbox which I still see on many homes. Seeing one the other day at a home I showed – which literally fell apart as I was using the lockbox key – is the impetus for this post. The Sentrilock System has been available for Long Island agents for a couple of years now. It’s time everyone “gets with the program”. You, as a homeowner, should insist on it.
