The number of homes in Dix Hills entered into contract during the month of April, 2012 increased dramatically from the previous month – from 10 in March to 25 in April. As agents, we all noticed the increase in numbers of buyers attending open houses – as well as some homes receiving multiple offers to purchase. Consumer confidence seems higher and some pent-up demand is apparent.
That does not mean that home prices have increased – buyers are still comparison shopping and not willing to pay above the current market value of a home. This trend seems to be the same nation-wide. I just returned from a meeting with other agents from across the country (CyberProfessionals) and the feedback from everyone was that their market had improved. More offers. More contracts. Multiple offers – but not over-valued offers. There was a sense of optimism among everyone – and I was delighted – and hopeful that we have passed the worst.
The contract numbers for Melville are about the same for April as for March. The market is active – with numerous showings for my listings in the area.
