Tori of Stylish Stagers recently wrote an article about Room Functionality which I like because it involves strategic thinking in reaching a solution to a problem. Going beyond the standard decluttering, rearranging or adding furniture to help sell the home, but how you can maximize the function of a room by target staging. That was a “hot button” for me – because whenever I market a home I try to analyze “Who are the likely buyers for this home?” Then I make sure that I include in the overall marketing plan for the home some targeted marketing to attract those buyers.
Tori recommends that rooms should have 3 or 4 defined functions within one space – maximizing the functions of a room by target staging. She looks at the total space in the home, determines what functions each room could serve – based on the demographics of likely buyers. She then inserts some elements of a couple of different lifestyles within those rooms to enable buyers to visualize how they would want to live.
“Within the functions of those spaces we create moments, where a little girl can play tea party or show where a woman can sit down to finish her manuscript, or maybe it’s a man who wants to play cards with his friends. It’s these everyday moments that can transpire these functional spaces into the dreams of how buyers want to live.”
